1 Victoria Street
RICOH House

Cornerstone Partners identified a key opportunity to elevate the perception of this prime waterfront building. Strategically located at the intersection of business and government, the building has 600 sqm floor plates, which appeal to a wide range of tenants. The first priority was a seismic upgrade to bring the building’s structural strength to 100% NBS. Strengthening efforts included installing steel brackets around columns, bracing sprinklers and in-ceiling services, incorporating a specially designed ceiling grid to ensure structural integrity.

To give 1 Victoria Street a fresh lease on life, the entire building underwent a thorough examination by a team of specialist engineers and was comprehensively upgraded. Refurbishment works included modernizing the air conditioning system, replacing lift machinery, remodeling fire escapes, and updating emergency lighting, exit signage, bathrooms, the entry lobby, and canopy. Additionally, a floor-by-floor base build fitout was completed to prepare the spaces for new tenants.

Following these enhancements, the building was quickly tenanted and attracted significant interest. Until recently, Cornerstone Partners operated their own offices within the building, highlighting its success and appeal.
